What differentiates a Top Realtor from the rest of the pack? There are hard statistical components such as number of years experience in real estate, formal education level, deal transaction experience, marketing savvy as well as many personal characteristics such as interpersonal skills, negotiation ability, work ethic etc. that are a little tougher to quantitatively measure and must be assessed from a personal interview, past and present client references and direct engagement. You also need to decide whether your interests would be better served by hiring a team based Realtor with assistants that look after your file or an individual Realtor that personally handles your sale and/or purchase and established the direct ongoing relationship with you.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="text-align:justify;margin:0cm 0cm 10pt;"&gt;&lt;span style="line-height:115%;font-size:14pt;"&gt;&lt;font face="Calibri"&gt;If you are contemplating selling or buying a home it would be my privilege to meet with you so that we can get to know one another and afford you the opportunity to review my credentials and capabilities and ensure we would make a good fit working together. Call me first for the best professional advice!&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0cm 0cm 10pt;"&gt;&lt;strong&gt;&lt;em&gt;&lt;span style="line-height:115%;font-size:14pt;"&gt;&lt;font face="Calibri"&gt;This Month&amp;rsquo;s Selected Topic of Interest: Does CMHC represent Canada&amp;rsquo;s version of Fannie Mae and Freddie Mac and are we headed for a severe housing market correction brought on by imprudent over lending? &lt;/font&gt;&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0cm 0cm 10pt;"&gt;&lt;span style="line-height:115%;font-size:14pt;"&gt;&lt;font face="Calibri"&gt;Many of you may have read the article entitled &amp;ldquo;A Mortgage Monster&amp;rdquo; in the March 28&lt;sup&gt;th&lt;/sup&gt; edition of Maclean&amp;rsquo;s and related pieces in the Report on Business but for those who have not I thought it worthwhile to review the material for you here and try to put it into some value-added context for you. &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0cm 0cm 10pt;"&gt;&lt;span style="line-height:115%;font-size:14pt;"&gt;&lt;font face="Calibri"&gt;The premise of the argument goes like this: &lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0cm 0cm 10pt;"&gt;&lt;em&gt;&lt;span style="line-height:115%;font-size:14pt;"&gt;&lt;font face="Calibri"&gt;Canada&amp;rsquo;s housing market is headed for a US style crash and the fault lies with the Canadian Mortgage and Housing Corporation (CMHC), Canada&amp;rsquo;s biggest mortgage insurer (by far).&lt;span&gt;&amp;nbsp; &lt;/span&gt;The smoking gun to Canada&amp;rsquo;s skyrocketing home prices (and potential housing bubble) is the CMHC and its mortgage securitization policies. CMHC is by any measure one of the biggest financial institutions in the country and it&amp;rsquo;s getting bigger every year. Its main purpose is to provide mortgage insurance for prospective homeowners who put less than 20% down with the purchase of their homes. It has insured approximately $500 Billion worth of mortgages and through its securitization practices of bundling the mortgages into CMHC-insured mortgage backed securities that are in turn sold to investors and have the backing of the Government of Canada , CMHC has effectively passed the risk on to the Canadian Taxpayer . The inference is that the Canadian banks are granting mortgages to applicants that they would not otherwise finance if it were not for the backstop of the CMHC insurance. &lt;/font&gt;&lt;/span&gt;&lt;/em&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0cm 0cm 10pt;"&gt;&lt;span style="line-height:115%;font-size:14pt;"&gt;&lt;font face="Calibri"&gt;This is pretty powerful stuff as it undermines our perception of how conservative the Canadian Mortgage market is and our practice of continually discounting any comparison whatsoever with the US mortgage market and in particular its sub-prime, &amp;ldquo;Liar Loans&amp;rdquo; and &amp;ldquo;NINJA&amp;rdquo; mortgage crisis. The real issue however may be what Jim Grant author of the widely read and respected USA based Grant&amp;rsquo;s Interest Rate Observer newsletter observes when he says &lt;em&gt;&amp;ldquo; The Canadian government mortgage apparatus echoes uncannily our experiences down here with Fannie and Freddie. CHMC has distorted the housing market by making homes, especially ones that are on the pricier end of the spectrum more affordable and encouraged a lot of people to get in over their heads&amp;rdquo;.&lt;/em&gt;&lt;span&gt;&amp;nbsp; &lt;/span&gt;Critics argue that CMHC&amp;rsquo;s balance sheet looks a lot like the defunct Fannie &amp;amp; Freddie if you compare the value of the insured mortgages outstanding in relation to the Agency&amp;rsquo;s equity base.&lt;span&gt;&amp;nbsp; &lt;/span&gt;Its ratio is reported as 1.9% and that is very similar to Fannie&amp;rsquo;s 2007 ratio of 1.5% leading to its required bailout and nationalisation by the US Government.&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0cm 0cm 10pt;"&gt;&lt;span style="line-height:115%;font-size:14pt;"&gt;&lt;font face="Calibri"&gt;From my perspective I think the key issues are : i) just how much risk have Canadian taxpayers like you and me been exposed to even acknowledging that our mortgage market is significantly more conservative than that of the USA;&lt;span&gt;&amp;nbsp; &lt;/span&gt;2) what is the true and realistic probability that the Canadian housing market will suffer a severe correction because of possible imprudent mortgage lending underwritten on the strength of the CMHC guarantees and 3) will the Federal government take steps to improve the transparency of CMHC&amp;rsquo;s books so the public can get a better understanding of the true extend of the potential risk and improve regulatory oversight so as to give us more confidence in the major policy decisions being undertaken by CMHC&amp;rsquo;s Board of Directors.&lt;span&gt;&amp;nbsp;&amp;nbsp; &lt;/span&gt;&lt;/font&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class="MsoNormal" style="margin:0cm 0cm 10pt;"&gt;&lt;span style="line-height:115%;font-size:14pt;"&gt;&lt;font face="Calibri"&gt;That said, I personally do not believe we are in for a major housing correction and my advice to homebuyers remains unchanged in that it is most important to do your affordability tests accurately being cautious against overleveraging yourself but do not base your home buying decision on trying to &amp;ldquo;time-the-market&amp;rdquo; as in the long run housing in our local markets has proven to be a good investment! I wanted to let you know I attended the Oakville Chamber of Commerce Lunch &amp;amp; Learn event on Friday Feb 18/11 and had the privilege of listening to the keynote luncheon speaker Mr. Scott Kress, the 51&lt;sup&gt;st&lt;/sup&gt; Canadian to summit Mt. Everest. What a fantastic story of adventure and motivation! For those of you that might have read and enjoyed Jon Krakauer&amp;rsquo;s book entitled &amp;ldquo;Into Thin Air&amp;rdquo; Scott&amp;rsquo;s in-person presentation and amazing slides of his team&amp;#39;s trip made the type of sheer adventure described in the book really come to life! What a fantastic motivational speaker!
